We expect tenants to be respectful of the property they are leasing, responsible in keeping the property in good condition, and prompt in their rental payments. We always conduct thorough background checks on applicants to ensure that the people who rent our properties can meet these expectations. We use the Experian system to check applicants’ local and national rental and credit histories, and we verify your employment history and income. We also follow up references with past and present landlords to confirm a history of timely rent payments and proper maintenance of the property.

Our application process complies with all local, state, and federal regulations governing rental agreements as well as with the current best practices of the property management profession. We strictly abide by the Landlord Tenant Code and follow all Fair Housing (HUD) Guidelines.

Use our online application form to apply for a lease on the property on the View Availabilities page. Please be prepared to provide contact information for all landlords for the past 3 years. You will also be asked to provide information on your monthly income, and please note that most properties require that applicants combined gross income is at least three to four (3 – 4) times the monthly rent amount. All persons 18 years of age or older who will occupy the unit must complete an application. The application fee is $30.00 per adult. Our automated screening process guarantees you a quick response, and our friendly agents are ready to help you make a smooth transition into your new home.

Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.

To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. Each resident over the age of 18 must submit a separate rental application.

BH Property Management conducts thoroughly documented move-in and move out inspections. We maintain the highest standards for the cleanliness and upkeep of the properties we rent. Our move-in inspection makes sure you are not held responsible for pre-existing issues; our move-out inspection holds you responsible for the condition of the unit when you vacate it. You will receive a copy of our Checkout Cleaning Guidelines when you sign your lease. Any damages caused by excessive wear and tear on the property can be charged to the tenant.

For after hours emergencies such as water leaks or fires, you may reach a property manager through the emergency cell phone number: (860) 317. 2100.The emergency number will be listed on the rental agreement upon lease signing. If you must place a trouble call, be prepared to provide as precise a description of the problem as possible and provide all numbers where we can reach you. Please remember that in any emergency involving fire, flood, gas leaks, or natural disasters, you should call 911 and follow all instructions to ensure your safety.

You must give BH Property Management written notice of your desire to terminate your lease at least 30 days prior to the end of your fixed lease term by completing our online Notice to Vacate Form.

About six weeks prior to your lease end date, BH Property Management will conduct a routine walk-through inspection of your property. If you are a tenant in good standing—that is, if you have paid the rent on time, followed all house rules, and kept the property neat and clean—then we will extend your lease for another one year.

Late fees are 10% of your gross monthly rent. All rents are due on the first day of each month. We will assess a late fee for any rent received after 4:30pm on the 10th day of the month. Late fees are never waived.

Log in to your Tenant Portal to select a rent payment option. You may pay online every month or schedule  an automatic monthly payment. You may also send payment by check or money order to PO Box 260907 Hartford, Ct. 06126. Make checks payable to BH  Property Management, LLC.  We only accept in-state checks.

Pets are not allowed. If the owner of the building receives information that pets are present in your unit, we will add a fee of 25% to each month’s rental amount. You will be responsible for any damage your pet causes to the property as well as for other problems that may arise.

Initial long-term leases are a minimum of twelve months. After the initial fixed lease, renters in good standing can in most cases renew on a yearly basis. The owner must approve month-to-month lease extensions.
